Our selection of Habitat Partner Homeowners is based on need and the ability to repay the mortgage, following HUD and Habitat for Humanity International guidelines. What is the Habitat Homeownership Program?
Middlesex Habitat for Humanity builds simple, decent homes with the assistance of local volunteers and donors. Homes are sold to qualified persons, providing a forgivable mortgage subsidy to assist in making the purchase affordable.
How do I qualify for a Habitat Home?
Applicants to the program are evaluated across three primary criteria – need, ability to pay, and willingness to partner.
Need – You’re ready to take the step into homeownership but can’t afford to purchase a home on the open market.
Ability to Pay – Your income is stable and sufficient to make a monthly mortgage payment, including taxes and insurance, as well as other expenses related to owning a home, and have shown a pattern of creditworthiness.
Willingness to Partner – Participants in the Habitat Homeownership Program must complete specific financial education courses and spend time working alongside staff and volunteers building their home.
What does the Middlesex Habitat process look like?
When an application period is open, applications are available at information meetings, at our office, and online. The application will list out all required information and the deadline for submission. Applications must be completed in full to be considered.
After the application deadline passes, all received applications and supplementary information will be reviewed against our qualifying criteria – need, ability to pay, and willingness to partner. All persons who meet the requirements will be put forward into the selection process. In the event there are more qualified applicants than there are available homes, applicants will be selected through random draw.
Selected applicants will be referred to one of our affordable lending partners to get qualified for a mortgage. They will also start working on their partnership requirements, such as the financial education courses and spending time working with staff and volunteers on the construction site. These partnership requirements are at the core of what Habitat is and give our homeowners the knowledge and confidence to succeed. All partnership requirements must be completed before a partner can close on their home.
